SCOPE OF POSITION: Manage and oversee all aspects of Kohanaiki’s Sales and Marketing efforts. The Vice President of Sales and Marketing will work closely with Kohanaiki’s President and Chief Executive Officer, and Principal Broker to ensure that all company standards, operational efficiencies, and overall member and employee satisfaction are exceeded daily. The Vice President of Sales and Marketing must demonstrate excellent interpersonal skills, be a good communicator, be administratively competent, and be able to communicate and deliver the Club’s core values, mission, and goals. Essential Job Functions
- Manage and oversee Kohanaiki’s Sales and Marketing efforts working closely with department managers to ensure a positive, efficient, and cohesive work environment.
- Provide appropriate delegation of duties to Sales and Marketing team members to ensure daily, weekly, monthly, & annual tasks are completed on time and to the quality expected of a high-end residential community Sales team. Establish and maintain a friendly, welcoming, and positive relationship with members, prospects, and colleagues through sincere and significant engagement.
- Establish annual sales plans and targets for Sales Executives and all team members on the Sales and Marketing team.
- Determine and facilitate required training of the Sales team on sales documentation, product knowledge, upgrades and options, and/or lot materials as identified.
- Identify, implement, and maintain a Customer Relationship Management System that accurately reflects the available listed properties and all interactions with potential buyers.
- Develop network and cooperate with attorneys, mortgage lenders, outside real estate agents and brokers, existing owners, members, and contractors.
- Remain knowledgeable about real estate markets and best practices.
- Maintain a valid and active Hawaii Real Estate Broker license in good standing; comply with all Hawaii real estate licensee rules, regulations, and codes of conduct and ethics.
- Responsible for the sale of residential lots, custom and production homes, Hale Club memberships, and resales.
- Supervise prospect communication; process and review of all transactions.
- To organize input with management regarding pricing, incentives, and programs.
- Provide input and guidance to Kohanaiki’s land plan specific to density, product offerings, and amenities; perform comparative market analysis.
- Work with the President and Chief Executive Officer and Principal Broker to allocate leads and host tours.
- Manage budgets, staffing, and general operating procedures; directs Sales and Marketing team members.
- Work closely with the President and Chief Executive Officer and Principal Broker to identify and implement productivity improvements and operational efficiencies within the operation.
- Work with the President and Chief Executive Officer and Principal Broker to develop, revise, and maintain standard operating procedures, training manuals, and checklists for the Sales team.
- Develop and implement long-range (strategic) and annual (business) plans and operational reports.
- Monitor internal cost control procedures.
- Appraise the performance of the Principal Broker, Sales Executives, Marketing Director, and relevant Sales and Marketing team members through annual performance evaluations.
- Work closely with the Club Operations team to ensure maximum communication and excellent prospect experiences.
- Gather member/guest/prospect preferences, record such preferences, and disseminate preferences amongst the team.
- Assist with the creation and organization of special club events and activities.
- Receive and resolve complaints/issues from club members, prospects, and employees keeping the President and Chief Executive Officer appraised of such instances.
- Work with the Director of Human Resources to ensure adequate training programs, employee satisfaction, and retention.
- Ensure that all legal requirements are consistently followed.
- Respond to any questions, needs, and desires of members and guests & anticipate the unstated desires, and follow up with guests to ensure requests have been met to their satisfaction.
- Promote all amenities and programs offered at Kohanaiki.
- Attend all staff and management meetings.
- Serve as a club representative within the community.
- Develop and implement comprehensive sales and marketing strategies that align with company goals.
- Lead, mentor, and grow a high-performing sales and marketing team.
- Analyze market trends and competitor activities to identify new opportunities for growth.
- Establish strong relationships with members, stakeholders, and industry partners.
- Oversee the creation and execution of innovative marketing campaigns across various channels.
- Manage budgets, forecasts, and reporting to ensure performance meets or exceeds expectations.
- Drive brand awareness and customer engagement through diverse marketing initiatives.
- Will honor, undertake, and complete other appropriate assignments and additional duties as delegated by Kohanaiki’s President and Chief Executive Officer
Requirements
- Minimum 5 years of proven experience preferred in a Senior Sales and Marketing role, preferably in a similar luxury private club environment.
- Strong leadership skills with the ability to inspire and coach a diverse team.
- Exceptional communication and interpersonal skills to build relationships effectively.
- Demonstrated success in developing and executing strategic marketing plans.
- Analytical mindset with a knack for data-driven decision-making.
- Understand the latest trends in digital marketing and real estate sales strategies.
- Bachelor’s degree in Business, Marketing, or a related field preferred.
