Position Summary
Southern Land Company is seeking an experienced, dynamic, and results-driven Marketing Manager to lead our community marketing efforts for a premier master-planned community in Erie, Colorado. This role offers an exciting opportunity to craft and communicate a unique story that differentiates our community from competitors while driving qualified prospects to our sales funnel.
In this critical role, the Marketing Manager will be responsible for developing and executing innovative marketing strategies that showcase the community's unparalleled lifestyle, amenities, and vision. The successful candidate will have the opportunity to make a meaningful impact on the success of this high-profile community.
The 400-acre master-planned community will consist of approximately 1,200 homes featuring diverse designs in a traditional neighborhood setting. It will include a variety of trails, as well as expansive views of Longs Peak and the entire Front Range. A community town center will include a mixture of restaurants, shops, and services. The residents will have access to amenities for fitness and outdoor recreation, including a swimming pool, great lawn, and various play areas.
Key Responsibilities
- Develop and implement a comprehensive marketing plan that aligns with the community’s brand and growth objectives.
- Identify key differentiators and leverage them to craft compelling marketing messages targeting prospective buyers.
- Collaborate with the sales team to ensure marketing initiatives drive traffic and generate high-quality leads.
- Proactively coordinate with the homebuilding team to ensure all inventory availability and attributes are up to date. Create outward messaging with specific intention designed to move inventory and support sales.
- Help build and maintain a strong, consistent brand identity that resonates with the community’s target audience.
- Creatively identify new opportunity channels, target prospect audiences, and campaigns that are “outside the box.”
- Act as a community ambassador by telling its story through multiple channels, including digital platforms, local events, and print campaigns.
- Create and manage content, such as blogs, videos, social media posts, brochures, and email campaigns, to showcase the community’s lifestyle and offerings.
- Organize and execute on-site events, open houses, and community showcases to engage prospects and create buzz.
- Foster partnerships with local businesses and realtors, and influencers to enhance the community’s presence and reputation.
- Oversee digital advertising campaigns, including PPC, social media ads, and email marketing, to drive leads.
- Monitor website performance and lead management tools to ensure a seamless prospect journey.
- Utilize SEO best practices to enhance the community’s online visibility.
- Analyze market trends, competitor communities, and buyer demographics to inform marketing strategies.
- Provide regular reports on campaign performance, community awareness, and lead conversion metrics.
Required Education and Experience
- Bachelor’s degree in Marketing, Communications, Business, or a related field.
- Minimum 5 years of marketing experience, preferably in real estate, hospitality, or a similar high-touch industry.
- Demonstrated success in managing marketing strategies for high-end communities or developments.
Knowledge, Skills, and Abilities
- Exceptional written and verbal communication skills with a talent for storytelling.
- Creative and proactive mindset with a strong ability to think outside the box.
- Hands-on experience with digital marketing tools, CRM systems, and analytics platforms.
- Ability to plan, organize, and execute events that attract and engage high-value prospects.
- Knowledge of local market dynamics and consumer behavior trends.
- Collaborative team player with strong project management and multitasking abilities.
- Able to create and lead internal and external team training programs designed to create consistency and buy-in of the brand and community story.
- Enthusiastic and personable, with a passion for creating a sense of community.
